Buying a renovational flip can be a dream come true or a nightmare. Often what you are looking for is a dream house, in reality it is just a warzone, money pit or labour camp. Or what you find is you stepping on a landmine, there is just way too much stuff to do or something is way worse than expected. How to get out of the situation? Willpower, stamina, luck and wit.

One has to do the detective work beforehand. Use google, interview neighbours, ask permits and plans from city regulators... Prepare for the worst and hope for the best. Know your opponent. Do a battleplan before entering the warzone. Plans often do change, so keep on going and adjust.
Real estate investing is in a sort of a boom here in Finland. It is a combat zone before starting negotiations. Lots of competition. Move slow and you will lose. But dont be 2quick. Entering an unknow renovation warzone can be a huge headache and a huge possibility at the same time. Flipping houses is hot on YouTube, hot in Finland, hot everywhere. Count me in!
Grenade! Demolish everything and start from zero... Doing demolish is kinda fun. It is not too easy or cheap but it can be fun. A lot of fun. A real real life real estate kinda playground.
